In this uncertain economy and real estate market, it is important to make sure my clients are well informed - which means my strong research and analytical skills help price their property correctly based on their motivations and the current ever-changing market.
Once the price is determined, my attention to detail plays an important part in making sure their property is presented to potential buyers in the best possible light with accurate and complete details of their property. Most buyers start their search on the internet months before contacting an agent, which means all MLS (Multiple Listing Service) and Internet information must be presented accurately and completely. I use the “Enhanced” Realtor.com, Koenig & Strey and 20 other websites to help potential buyers find and preview my clients’ properties.
My creative and detailed brochures are very important, especially since my brochure will be “going home” with the buyer - not me or their agent. My brochure will help them remember all the positive points about the property and help bring us a negotiable offer.
Once my clients’ property is shown, I follow-up and follow through and make personal calls to the showing agents and get detailed information as to what they and their clients thought about the home and pass that information onto my clients. Feedback is important and can be used constructively to help facilitate a faster sale and a higher sale price.
Consistent communication with accurate and timely updates on the market is very important - that is why I keep on top of the current market trends and competitive listings and provide my clients weekly or bi-weekly reports. Monthly reports are not good enough in this market, a lot can happen in 30 days. I check the MLS several times a week and inform my clients of important changes immediately in order to make sure we are positioned properly. It is my goal to sell their property - not help to sell our competitor’s properties.
My strong negotiation skills have proven to insure that my clients get the best and highest price possible. But it doesn’t end there - I meet the appraiser at the property and provide important information about the home, and once again, I follow up and follow through with attorneys, lenders, inspectors, and agents during the closing process - that is what makes the difference.
